Situated on the edge of the Waveney Valley close to the Norfolk–Suffolk border, Snipe is a converted barn on a family-run farm.

Thoughtfully restored retaining vaulted ceilings, timber beams, and exposed beams, while floor-to-ceiling windows flood the open-plan living space with light. Ideal or a family or group of friends looking to explore this picturesque corner of East Anglia.

Outside, Snipe benefits from a private enclosed garden complete with a barbecue and secure enough for dogs. There are plenty of on-site facilities too including a games room, fitness suite, soft play barn, and enclosed hot tub. Guests are also able to swim for free at Waveney River Centre located about a mile and a half from the farm.

Wheatacre Hall Farm has been in the same family for four generations and is an arable and dairy farm covering over 1,000 acres. It grows crops such as wheat, barley, oilseed rape, and seed potatoes, and is home to a pedigree milking herd of 400 Friesian cows. Guests are welcome to visit the milking parlour to watch the afternoon milking - or the early morning milking, should you wish to get up at 4am - while in spring, children will delight in meeting the newborn calves.

Some of the milk is bottled on site and available to purchase raw and unpasteurised. Alternatively, the on-site farm shop sells pasteurised milk along with locally produced ice cream and yoghurt, fresh fruit and vegetables, locally reared meats, cheeses, baked goods, beers, wines, and spirits, and so much more. And when you don’t feel like cooking, the café serves breakfasts and lunches made with seasonal local produce, as well as delicious homemade cakes.

A variety of walking trails wind through the farm, taking you across open fields, low-lying marshland, and woodland. Along the way, look out for numerous bird species as well as free-roaming deer. Much of the land surrounding Wheatacre Hall Barns borders the River Waveney, where coarse fishing is available during parts of the year.

Snipe is an excellent base for exploring The Broads, where visitors can enjoy boating, walking, and cycling through a landscape of waterways, marshes, and roadbeds dotted with iconic drainage windmills, picturesque villages, and riverside inns.

The historic city of Norwich, the only English city located within a national park, is well worth a visit. Highlights include two magnificent cathedrals, a 900-year-old market, a thriving arts and cultural scene, and charming medieval cobbled streets lined with independent shops, artisan cafés, and welcoming pubs.

East Anglia's diverse coastline can be reached in around twenty minutes with everything from sleepy fishing villages to Victorian resorts. For a traditional seaside day out, Great Yarmouth has miles of wide, sandy beaches, bustling piers, family-friendly arcades, and classic fairground rides, while Cromer is renowned for its rock pooling, sandcastle building, swimming, watersports, and superb local crab and lobster.

Or head further up the coast to Blakeney Point, a four-mile shingle ridge, backed by dunes, salt marsh and mudflats, home to England’s largest grey seal colony. The area is also an important site for birdlife, particularly the summer displays of breeding tern colonies.

The market town of Beccles is just a ten minute drive away with a good range of shops - including supermarkets - and places to eat. The town also has a railway station with direct trains to Lowestoft, Saxmundham, and Ipswich,
