Originally a 400-year-old threshing barn, the property has been thoughtfully renovated and elegantly furnished throughout. The open-plan living space is bright and airy thanks to French doors opening out on to the garden, while underfloor heating and a wood burning stove keeps things warms on cooler days. The spacious kitchen is well-equipped including a range cooker and American-style fridge freezer, and the family bathroom has a free-standing bath.

Outside, the fully enclosed garden has a large lawn bordered by mature shrubs, providing a safe space for children to play and dogs to run around, along with a terrace complete with a barbecue for al fresco dining.

The farm itself extends to 10 acres, and guests are welcome to explore the footpaths that wind through the grounds, where they will find a shallow stream for paddling on warmer days, and plenty of lovely spots for a picnic in the open meadows. The farm also supports a variety of wildlife, with regular sightings of foxes, deer, badgers and hares, and an abundance of birdlife.

The sandstone cliffs, pebble beaches, and fishing villages of the Jurassic Coast can be reached in under half an hour. The coastline also forms part of the South West Coast Path with hundreds of miles of footpaths to enjoy, or take a boat trip to enjoy the dramatic scenery from the water.

Exeter is around 15 miles away with its Decorated Gothic cathedral, museums and galleries, bustling quayside, and excellent shopping and dining options. Nearby, the Exe Estuary is of internal importance for wildlife particularly wading birds and waterfowl with several nature reserves and designated areas.

The village of Feniton is a mile away along a quiet country lane and has a post office and church. The nearest pub, set on the banks of the River Otter, is three miles away and has a welcoming beer garden and serves home-cooked food. A little further afield, the market town of Honiton has a good selection of independent shops and places to eat.

At the heart of the space, a beautiful oak farmhouse dining table brings everyone together for leisurely breakfasts and long evening meals, and can be extended to seat up to 12 guests when friends come to visit.

The living area provides plenty of comfortable leather sofas, perfectly positioned to enjoy views across the garden and surrounding farmland. On cooler evenings, light the wood-burning stove and settle in as it crackles gently in the background, ideal for film nights or enjoying a family board game thoughtfully provided by the owner.

Completing the ground floor are a practical utility room and a stylish shower room.
