Sparrow Barn is a delightful barn conversion on a working farm in the rural village of Kerdiston. Thoughtfully restored, it offers comfortable accommodation for a couple or small family looking to explore the beautiful countryside, stunning coastline, iconic Broads, and historic towns and villages of Norfolk.

The open-plan living space, with its vaulted ceiling and exposed timber beams, feels bright and airy, thanks to the neutral décor with pops of colour, and French doors which open onto the garden and flood the room with natural light.

The compact yet well-equipped Shaker-style kitchen has white cabinets, colourful tiles, and a full range of appliances to make cooking a pleasure. A farmhouse dining table provides the perfect setting for relaxed meals, while the comfortable seating area is ideal for unwinding with a film or good book after a day of exploring.

Both bedrooms have been designed with a restful night’s sleep in mind, with comfortable beds dressed in crisp white linen, pretty prints, soft throws for cooler evenings, and lovely views over the garden. Each bedroom benefits from its own en-suite, making mornings that little bit easier for everyone.

Outside, a pretty enclosed patio is a real suntrap, a lovely spot for a leisurely al fresco lunch or a glass of wine as the sun sets over the fields. There is also a spacious lawned garden with plenty of room for children to play and dogs to run around. Mature trees and a pond attract an abundance of wildlife, you may even spot a flash of blue as a kingfisher darts across the water.
The farm is home to sheep and cattle which can be seen grazing in the surrounding fields. In spring, lambs are born, and children will delight in watching them play - there may even be the opportunity to help with bottle feeding, a truly special experience.

The nearby historic market town of Reepham which lies between the Bure and Wensum valleys, has an attractive 18th-century marketplace which holds a weekly market, and red-brick Georgian buildings. It also has a good range of independent shops selling local produce and artisan gifts, as well as restaurants, tea rooms, and traditional inns.
